Shingling over an old roof hides the deck, adds weight your rafters were not designed for, and buys you five years instead of twenty-five. We take it to the wood every time, look at what is under there with you, and put the whole assembly back new — metal included.

The leak is rarely above the stain.

Water runs down the deck and along rafters before it finds a place to drop, so the wet spot on your ceiling is the end of the trip, not the start. We find the entry point — usually a boot, a valley, a flashing, or a nail that missed — and we tell you plainly whether a repair is worth it or whether you are patching a roof that is finished.

Most roof leaks are metal problems, not shingle problems. Flashing is where the roof stops being a simple slope and starts being a set of decisions. We make the parts ourselves, which means an odd chimney or a dormer that dies into a wall gets the right profile instead of the closest one in stock.

We document. We don't adjust.

After a storm we tarp, photograph, and write up what we can see, and we will be on the roof with your adjuster. What we will not do is tell you what your claim is worth, or make your deductible disappear — Florida law is explicit about that one and so are we.

Variables

What moves the number

Two houses on the same street can be thousands apart, and it is never arbitrary. These are the six things we are measuring while we are up there.

Pitch

Anything past about 7:12 stops being walkable. Steep roofs mean staging, harnesses, and slower days.

Layers

Two or three old roofs on there is two or three times the tear-off and the dumpster hauls to match.

Deck condition

The one number nobody can promise from the ground. That's why it is priced per sheet up front instead of discovered later.

Penetrations & valleys

Every pipe, vent, skylight, and valley is a detail, and details are where the labour and the metal go.

Access

A dumpster that can sit near the house is cheaper than one that has to be walked to. So is a yard without a pool cage in the way.

Material

Architectural shingle is the baseline here. Standing seam metal and tile are different jobs on a different sheet.

Exclusions

Things we won't sell you

Every one of these is normal somewhere in this industry. None of them are normal here, and it is easier to say so on a page than to argue about it on a driveway.

  • A layover

    Shingles installed over your old roof. Cheaper today, and a guarantee that nobody ever looked at your deck.

  • Reused flashing

    Old drip edge and valley metal put back down under new shingles to save a line item.

  • Felt underlayment

    It wrinkles, it tears underfoot, and it is the layer holding your house dry between tear-off and finish.

  • A door-knock price

    Numbers that expire tonight, deals that need a signature before we leave. If it can't wait a day, it wasn't a price.
